So, stay away from the local authority housing, some have private houses nearby, Halton Moor, Seacroft, Gipton, etc.
There is nothing wrong in these areas unless they are local housing market and the general crime is high. They also persuaded me en''''si.
I suggest you Kirkstall. Hunslet is very rough, as I said above, the person and Woodhouse is very close to the Kingdom, so is the abundance of students, or if you are to the music of other nations with a strong and constant swearing and shouting in distress listening Street!
Colton other decent area, but property prices increased by EUR 160,000, was looking to buy, but it's out of my price range too!
From here you can buy a house in Roundhay, but there are some students, but the area is very pleasant.
If you are looking at this point, you can see, real estate prices and various areas of Leeds:

She leaves a little, you can also click on the arEA and see a way of judging how good / bad it is. This site is the latest general information about Leeds, I'm not sure how good is the site that I have not gone yet, but it can provide useful information:

And although it is very difficult areas in Leeds, particularly in those Leeds is a city very nice =) I wish I still lived there!
Good luck buying a house!
Leeds has a lot of problems of race and not a good place for cheap housing - move towards Wakefield hand and use more for your money in a safer area of Nice
Among the three areas which you mentioned, the least unpleasant Kirkstall. Kirkstall and Woodhouse are densely populated and Hunslet with students is about.
